Works to improve processes to perform maintenance from work ID to execution to final documentation. Manages 3rd Party contracted maintenance not performed by DOW maintenance or operations. Manages the materials processes within the storeroom, sub-stores, and capital spares. Responsibilities: Maintenance Work Management Process Assists with maintenance and operations in the implementations of the maintenance work management process to the documented DOW/DuPont guidelines.Ensure timely completion of PMs, with high emphasis on those with PSM critical designation. Manage the extensions/deferrals of PM’s unable to be completed on-time.Provide input to the maintenance/operations organization for determining the criticality of scheduling equipment down for needed maintenance.Participate as a member of mechanical turn-around/shutdown teams providing input into needed equipment inspection and repair proceduresTrack and interpret maintenance metrics for Operations leaders, recommending needed improvements where warrantedMaintenance costs, Standard Maintenance metrics.Audits to the maintenance work management processes for effectiveness for materials, services, and maintenance.Acts as an SAP-PM approver of additions and changes to equipment, maintenance plans, task lists, and materials.Participate in PSM activities as defined by site manuals and practices, mainly focused in mechanical integrity (MI) and quality assurance (QA) Participates in the development of and implementation to a Strategic Asset Management Plan.Understands the DOW GMISS/BPCS/SIS standards to ensure they align with the requirements of PSM for PSM Critical equipment as specified by DuPont.Go to planning/scheduling meeting at Dow for G Unit. Determine if the schedule is sufficiently loaded and jobs are planned. If there are any manpower or material concerns, bring them back to the attention of unit management. For low manpower concerns, discuss with site operations lead. For materials concerns (low stock), talk to stores management for small/store stock items and to site management for large cost or critical spares usage. Take recommendations from Dow personnel on maintenance plans/tasks lists. Consult with DuPont engineer as needed and modify the maintenance plan accordingly. Follow MOC procedure if needed.Perform a monthly analysis of work performed by maintenance. Compare the number of hours of work performed (scheduled vs. confirmed). The number of hours scheduled should be near the number of hours confirmed. Report these numbers to site leadership. Large discrepancies should be examined with great scrutiny. Perform spot checks of WOs planned and executed. Check to see that materials used on WOs are relevant to the job and that the quantities are correct/reasonable (ex. 4 shafts used on a single pump rebuild is excessive). Ensure the planned hours are reasonable for the task. The confirmed hours for the job should be near the planned hours, but differences are not uncommon. Investigate/escalate if there is an excessive number of hours confirmed to a job that is beyond reason. The WOs should be random but ensure that multiple work groups are sampled (maintenance, ENCO, etc.).Attend turnaround meetings and ensure the critical jobs are on the turnaround work scope. Manage the turnaround scope to ensure timely completion and unit startup. Scan open notifications and check to see if there are a large number open/critical NOTOs have been turned over.Perform a monthly query of closed notifications. Check that the proper failure codes and notes are in the notifications. If there are significant amounts of missing data or the data appears incorrect, notify Dow for rectification. Materials Management Right size MRO to meet the sustainability of the equipmentDevelop metrics to ensure continuous improvement in the work processes.Work to have new materials created in SAP as requested by site personnel or Dow. Ensure proper quality control and stock requirements are entered. Work with sourcing on proper supply source.Edit materials in stores as needed. Issues can arise with stock levels, supplier sourcing, delivery times, etc. Work with engineers or sourcing to correct or adjust materials. Create and edit BOMs as needed. This may require creating several new materials. Ensure the materials are associated to the correct pieces of equipment. Perform periodic audits of the MRO buyout process. Ensure that materials are bought out correctly and issued properly. Enter in any nonconforming items into SCAR database.Perform periodic audits of the quality assurance of received parts. For materials with a quality management key, do a random check that the proper inspection was performed. This can be a MERI inspection or more equipment specific depending on the task listed. Lead corrective actions for any insufficiencies. Coordinate with shipping/receiving for incoming and outgoing items, especially those with unique job tasks or high priority items. Coordinate with engineers on QA items requiring engineering verification/approval.Manage consumables inventory. Ensure that proper stock is available at any given time and that stock is separated for use on DuPont jobs.Oversee annual store inventory verification by contract personnel. Ensure correct quantities are in stock and adjust those that are found to be incorrect. Lead investigation if there are significant discrepancies and assign/drive corrective actions.Owns the Materials Management Processes, Spare parts management, and materials optimization.
