Job Description

Job Objective:

Under the management of the Director of Engineering, the Maintenance Mechanic III duties comprise work in one or more skilled trades, and performs specialized duties associated with maintenance and repairs of building and equipment maintenance in one or more of the following trades; electrical, refrigeration HVAC, or boiler plant operator. Additional duties include plumbing, painting and wall preparation, carpentry, installing and repairing locks and doors, welding and plant maintenance repairs to accomplish the objectives of the Engineering department. Also performs duties not associated with their skilled duties as needed by the department.

Essential Duties and Responsibilities:

A. Boiler Plant Operator Skilled Trade-Additional Routine Maintenance of Campus Facilities:

  1. Safely operate Central Heat & Power Plant (CHPP) equipment that produces steam in the Plant, including control and adjustment of all auxiliary equipment required to maintain constant, specified pressures required for the operation of generators in the production of electrical power
  2. Operate, control, and adjust manual and automatic controls on individual boiler control boards to increase or decrease feed water to boilers for the maintenance of proper and safe water levels in boiler drums
  3. Perform preventive maintenance on equipment associated with the boiler operations
  4. Properly record plant operational metrics such as hourly readings on motors, gauges, indicators, thermometers, etc., on plant log sheets
  5. Install services or replaces components including, but not limited to water pumps, motors, bearings, valves, electronic controls, water and gas lines, piping, tanks
  6. Ensure compliance with and adherence to applicable codes, ordinances, building and safety standards regarding heating and boiler system installations, maintenance and repair activities
  7. Responsible for specifying and selecting steam generation equipment and auxiliaries for both new facilities or as it relates to facility revamps and expansions
  8. Perform and check calculations, review supplier calculations, select and specify equipment, and solve problems of moderate engineering complexity
  9. Perform operating tests and inspections, and make minor repairs and adjustments to equipment assigned to achieve proper operating conditions
  10. Perform routine water chemistry analysis and operate Continuous Emissions Monitoring System (CEMS) equipment
  11. Report any abnormal or irregular conditions that develop during the progress of the work and take corrective measures within the scope of operating instructions
  12. Perform scheduled preventive maintenance tasks, perform scheduled work order repair, overhaul/replace valves, pumps, burners, controls, alarms, and coils (steam/hot water) as required
  13. Operate and perform periodic inspections, routine maintenance and repairs to chillers, pumps, cooling towers, boilers and equipment on gas and oil fired boilers and hot water heaters, condensate, feed water, test water in all plant systems to maintain proper chemicals and maintain all logs according to their skilled trade
  14. Maintains cooling towers, water treatment facilities and tower distribution system

Knowledge, Skills and Abilities-Boiler Plant Operator Trade Skill:

Knowledge

  • Knowledge of plumbing systems, hot water systems, chilled water systems, heating hot water systems, steam lines and domestic water systems
  • Knowledge of on-site water softening equipment and how to properly maintain the assigned equipment
  • Knowledge of Industry Standards and Codes including ASME Boiler and Pressure Vessel Code with emphasis on ASME Section I Code, B31.1 piping Code, CSA B51, and provincial registration requirements (e.g. ABSA)
  • Knowledge of emission requirements, including burner and post-combustion technologies for emissions reduction
  • Knowledge of HVAC systems, pneumatic controls, DDC controls, volume control dampers and fire dampers
  • Knowledge of the procedures for operating high pressure steam boilers and allied equipment according to their skilled trade
  • Knowledge of pressure, temperature, water level, and other indicating instruments used in the operation of high pressure boiler equipment according to their skilled trade
  • Knowledge of the use of tools to operate and maintain the boiler equipment and machinery
  • Knowledge of the uses of the more common hand tools such as wrenches and drills, etc.
  • Knowledge of electrical materials and their applications according to their skilled trade
  • Knowledge of emergency power generation and automatic load transfer switches
  • Knowledge of basic low voltage and control circuit wiring according to their skilled trade

Skills

  • Demonstrate mechanical aptitude of equipment and how to properly maintain boilers and auxiliary equipment
  • Skills required to operate boilers and auxiliary equipment such as adjusting traveling grates, coal stokers, air flow through forced draft fans and adjusting air/fuel ratios
  • Skills in reading and understanding blue prints and schematics
  • Operate testing meters
  • Operate basic hand tools
  • Operate power tools to perform job
  • Basic computer input

Abilities

  • Ability to apply the theory, technique, principles, and processes of the boiler, chiller, and plant equipment
  • Ability to understand and execute written and oral instructions and relay instructions to follow-on shifts when multi-shift operations are used
  • Ability to communicate effectively with supervisor, engineering personal, inspectors and other departments
  • Ability to read and write English and technical manuals at equivalent of high school graduate level
  • Ability to follow simple diagrams and blueprints
  • Ability to design and produce detailed plans and estimates according to their skilled trade
  • Ability to follow oral and written directions
  • Ability to work cooperatively with others

Education and Experience:

Education

  • High School Diploma or Equivalent

Experience

  • A minimum of 5 years directly related experience to the specified duties

Required Licensure and/or Certifications:

  • Steam Engineer License preferred
