Job Description

About the Position:

* To acquire, manage, and dispose of Real Property rights in support of the Electric and Gas businesses in a reasonable and cost-effective manner to meets the needs of the business and preserves their operational integrity.

* Work with other departments to streamline processes related to customer and company driven work

* To promote employee development, and foster teamwork, collaboration, and creative problem solving.

Position Responsibilities (including but not limited to):

* Protect, preserve, and maximize the value of Company property and property rights.

* Manage the acquisition of property and property rights in support of Company operations.

* Manage the disposition of real property rights to achieve success parameters.

* Negotiate and execute real estate transactions of all degrees of complexity. (Sale of land and land rights, Grant of Easement, Release of Easement, Lease, License).

* Provide guidance, direction, and feedback to personnel.

* Interact with customers, developers, engineers, public officials, real estate brokers, attorneys, and others to facilitate property transactions.

* Advise internal customers on property issues including valuation, highest and best use analysis and other constraints while preserving and maximizing corporate asset value.

* Respond to general inquiries about property and property rights from internal and external clients as well as inquiries requesting use of lands and rights-of-way.

* Provide real estate support in the permitting and sighting of facilities, future planning, abutter lists and notification.

* Represent company at municipal administrative hearings and meetings.

* Manage and prioritize tasks for complex multiple property rights transactions.

* Develop consistent practices for the acquisition, management, and disposition of Real Property.

* Meet responsibility and accountability expectations for the department as set forth by company policies and procedures.

* Research, investigate, and resolve property issues relative company operations including adequacy of existing rights and restrictions.

* Record real estate agreements in accordance with internal procedures and at public registries as required.

* Maintain and update Real Property records and GIS systems

Knowledge & Experience Required:

* Demonstrate the ability to implement change.

* Manage and provide customer service.

* Understanding of permitting and licensing requirements.

* Knowledge of Utility construction methodologies.

* Ability to research and interpret land and conveyance records.

* Understanding of accounting, finance, marketing, and property law.

* Ability to interpret paper and electronic mapping systems.

* Proficiency at managing complex utility property rights issues, including a full understanding of contract and property law, and the ability to assess and optimize risk and opportunities.

* Understanding of engineering and survey plans, maps, and related design drawings, deeds, and appraisal reports.

* Effective Project Management skills.

* Excellent organizational skills including the ability to manage, prioritize, and coordinate multiple projects and other assignments at the same time.

* Capacity to interact effectively with customers, developers, engineers, public officials, Real Estate Brokers and attorneys on property transactions.

Qualifications Required:

* Four (4) year Degree from accredited college preferably in Business/Real Estate/Paralegal Studies/Economics/Civil Engineering/Surveying.

* Completion of professional level courses in Real Estate Practice, Real Estate Law, Contracts, Title Examination, Negotiation, Appraisal, Environmental or related educational concentrations.

* Minimum five (5) years of Utility Property & Property Rights experience.

* Ability to set and achieve goals for continuous improvement of department procedures, policies, and results as needed.

* Excellent interpersonal skills.

* Excellent communications and presentation skills.

* Negotiation and conflict resolution proficiency.

* Strong financial, analytical, management, administrative, and motivational skills

* Computer experience, preferably Microsoft Office.

* Expertise in GIS systems.

* Possession of a valid driver's license, and an ability and willingness to use personal vehicle on company business.

* Availability for evening and weekend meetings.

* Travel within National Grid service territories
