Plant Project Manager - Job Opportunities at Atlantic Cape Serves as project manager for all college construction and major R&R projects. Responsible for the coordination of all phases of construction and renovations with third-party vendors including bid spec development, construction contracts, construction management services, project programming, engineering, design and construction. Plant Project Manager Posted: 06-04-2018 Campus: No Preference Salary: TBD Duties: Reports to the Dean of Administration and Business Services Interfaces with other college departments to ensure the satisfactory design and functioning of projects Works with purchasing to prepare bid specifications for construction projects Attends bid openings and collaborates in the review of the proposals Aids in the preparation of construction contracts Reviews and approves submittals, shop drawings and samples In cooperation with the Dean of Administration and Business Services, reviews and approves contractor schedule of dollar values assigned to each construction line item Reviews and approves for submission to Dean of Administration and Business Services architect and contractor applications for payment Interacts with local and state agencies for permits and inspections Performs continual on-site inspections of construction activities and checks for safety issues for both personnel and materials Recommends design modification to the architect or engineer when field conditions warrant Attends and/or conducts progress meetings and inspections with architects, engineers, contractors, and college representatives to evaluate work in progress and/or investigate problems such as contract interpretation differences or design and cost modifications Maintains construction log and progress photos Reviews and evaluates all change orders recommended by the architect or consultants Reviews all change order requests and cost proposals made by the contractors Recommends action to be taken to the Dean of Administration and Business Services Manages construction contingency funds Maintains records of all necessary construction/renovation documentation such as financial cost accounting, meetings, purchase orders, drawings, submittals, applications for payment, change orders, proposals, communications, transmittals, notes, etc. Reviews and approves final as builts Receives all warranties and provides all mechanical and electrical systems information including operation and maintenance manuals to Facilities Management personnel Aids in preparing punch list corrections and commissioning of project Provides effective coordination, support and promotion of interactions with other college departments Manages and coordinates the Work By Others portion of the contract Acts as the colleges representative to legal counsel on major construction/renovation problems involving litigation Prepares reports and performs special projects as required by the Dean Composes precise status reports highlighting engineering problems and recommended solutions Responds to requests for advice regarding the interpretation of plans and documents Provides effective leadership for the construction team by insuring positive interaction among contractors, architects and inspectors Performs related duties as assigned Minimum Requirements: Associates degree Bachelors degree in Engineering, Architecture, Construction Management preferred Eight years of practical experience in building systems with four years in commercial construction management or engineering required Demonstrated ability to identify and implement creative solutions to stay within budget Knowledge of commercial building design, construction and maintenance Knowledge of design and operation of building systems, construction contract document preparation and administration; specification writing and interpretation; construction budgeting and control; quality control; conflict resolution; and basics of current federal, state and local environmental rules, regulations, building codes and labor laws Ability to coordinate bidding phases of construction projects; review technical specifications for inclusion in contracts and coordinate approvals; assist in the preparation of construction contracts and service agreements for project management, inspection and testing This position is exempt from the bargaining unit Note: This position requires flexible scheduling to include evenings and weekends and duties at any Atlantic Cape location Candidates must send a letter and resume to the Human Resources Specialist, Atlantic Cape Community College, 5100 Black Horse Pike, Mays Landing, NJ 08330.
