**Property Manager**

$20.00 to $31.00 per hr.

Salt Lake City, UT

Mon- Friday 8:00 am to 5:00 pm

A seasoned, government agency dedicated to providing resources for low-income families in the Salt Lake City area is seeking a Property Manager to be accountable for all day-to-day operations of assigned properties, including customer relations, eligibility, re-certifications, lease compliance, site supervision, property accounting, and office management. This position requires an extremely perceptive person who is capable of relating to individuals at all levels within the organization and the general public. + Responsible for day-to-day operations of assigned properties, including customer relations, eligibility, tenant renewal, lease compliance, vendor and maintenance supervision, budgeting, and office management.

+ Supports property and building maintenance programs in the assigned service area, and coordinates assigned activities with other programs and the general public.

+ Maintain complete and accurate property files and records, according to department policies. Provide prompt, detailed, and accurate general status reports on all properties assigned.

+ Plan, organize, and coordinate resident selection and lease-up; and oversee tracking and collecting of rent payments; prepare eviction notices.

+ Assists in the assigned site budget preparation by forecasting expenses.

+ Ensures compliance with regulatory agreements, contracts, and company policies; interacts with regulatory agencies.

+ Assists in overall performance and quality control of site, ensures the property is prepared for inspections; ensures service orders are completed in a timely manner.

+ Coordinate maintenance schedule and assignments with Senior Maintenance Manager.

+ Responsible for carrying the cellular phone assigned to the property and will be available as a contact in cases of emergency.

+ Performs other related duties as assigned.

Skills and Experience Required:

+ Able to convey complex information, orally and in writing, in a professional, clear, and concise fashion. Understands and practices the principles of effective listening. Strives to constantly improve communication skills.

+ Current knowledge of federal, state, and local laws, codes and regulations pertaining to housing.

+ Accountability for assigned portfolio, including accurate and complete files, resolution of customer service cases, and responsiveness to participants and inquiries.

+ Demonstrated ability to perform detail-oriented work, including the ability to apply detailed guidelines to specific individual programs and established policies and procedures. Effectively function in stressful situations.

+ Sensitivity to people who have special needs, such as the culturally diverse, persons living with a disability, elderly, or chronically mentally ill.

+ Maintain a high level of daily productivity. Ability to work with confidential and sensitive information and issues.

+ Exceptional customer service and support. Ability to establish and maintain effective working relationships with customers, co-workers, vendors, and local, state, and federal officials.

+ Ability to work in a highly independent role and as a team player.

+ Demonstrated time management and organizational skills.

+ Proficient in Microsoft Office Suite and related software. Understanding of basic math.

+ Ability to communicate effectively in English, both orally and in writing.

+ Basic budgeting, accounting, and related reporting skills.
