Property Manager * Title Property Manager * Department Facilities * Job Type Full Time * Available From May 21, 2018 Description Job Title: Property Manager Department: Facilities Reports To: Executive Director of Facilities / Director of Facilities Position Overview: Responsible for operation and maintenance of a multi tenant student dormitory. Duties and Responsibilities: * Oversee day to day operations of building, grounds and surrounding properties. * Ensure proper operation of all building infrastructures, mechanical, fire safety, electrical, plumbing, and HVAC systems. * Ensure and implement all preventative maintenance programs as required for building mechanical and related equipment. * Conduct regular, periodic inspections of building grounds and for physical appearance, compliance, and state of repair. * Maintain and monitor proper compliance for all local and municipal code compliance requirements, not limited to NYC, NYS and OSHA. * Respond to building and college emergencies, including after hour emergencies. * Track severe weather conditions for emergencies and building coverage. * Prepare weekly written reports to the Director of Facilities concerning operation/activity within facility. * Ensure cleanliness of building is maintained and held up to standards. * Maintain and assign work orders using SVAs maintenance work order system. * Visually inspect building, mechanical systems for proper operations (boilers, HVAC, elevators, fire alarm panels, sprinklers systems, generators). Report any deficiencies to Director of Facilities. * Perform repairs of mechanical, plumbing and electrical systems as needed. * Ensure all requests and work orders are processed in a timely fashion. * Create and maintain a fully inventory of mechanical equipment, supplies and tools. * Participate in weekly department meetings and college related events. * Perform other duties as assigned. Qualifications: * High School diploma or equivalent required. * 7 to 10 years of experience in building operations and maintenance. * Must have NYCFD Fire Safety Director certificate of fitness. * Must obtain and maintain NYCFD Sprinkler / Standpipe certificate of fitness as required. * Must obtain and maintain NYCFD certificate of fitness as required. * Excellent communication skills must be able to communicate both verbally and in writing. * Ability to multitask and prioritize. * Ability to perform light repairs. * Effective time management skills. * Computer efficient. * Ability to respond to building and college emergencies 24/7. * Physically able to lift up to 50 lbs. * Ability to perform a variety of physical tasks including but not limited to climbing ladders, bending, kneeling, reaching and standing for long periods of time, lifting and carrying boxes (up to 50 lbs.), tools and building equipment. * Willingness to work outdoors in all weather conditions.
