Description

Senior Real Estate Manager

The North America Real Estate Manager is responsible for expanding Teslas real estate footprint, a critical part of our retail development strategy. This role is primarily responsible for helping increase retail and service locations along with a focus on ad-hoc strategic projects, managing leasing transactions, portfolio planning, and working with external partners including landlords, brokers and advisers.

This role will have a broad area of focus geographically and will manage a small regional team supporting different markets. This is a highly visible and cross functional position requiring thoughtful leadership and communication to match business needs with real estate solutions.

The Role

  • Leadership, development and team management of 5-10 direct reports distributed through NA

  • Understanding the strategic vision of Tesla within Sales/Service/Delivery/Body Repair functions and developing a portfolio of locations that support all business

  • Strategize and build for multi-operational strategic growth

  • Responsible for site selection and negotiation for Service and Sales locations throughout North America

  • Gather and evaluate economic, demographic and other market data to identify and prioritize key markets

  • Manage and maintain broker relationships, develop and maintain key Landlord and Developer relationships to work on key initiatives; portfolio management, occupancy reductions, etc.

  • Prepare site evaluation packages for executive management

  • Work alongside our legal team to negotiate LOIs, lease deals, and work letters for properties selected

  • Understand zoning and DMV licensing requirements per state

  • Works closely with project manager, design manager and finance teams throughout the lifecycle of a real estate deal to determine work letter and build-out budgets

  • Work with key internal partners on process enhancements and initiatives; Development Timeline, Capex management, Tesla site specific standards

    Requirements

  • Bachelor degree in relevant area of study

  • Minimum seven (7) years of deal making for a commercial brokerage or in-house development, preferably in both retail and commercial

  • Exceptional ability to gather, analyze and present demographic and financial data in executive level reports

  • Experience with municipal planning and zoning procedures preferred

  • Proficient with MS Excel and PowerPoint

  • Ability to travel up to 50%
